Pressure-washing a tiled roof on its own is risky and we don't recommend it: it strips the protective surface off concrete tiles and forces water under the laps.

Most Essex roofs stay visibly clean for 4–6 years after a full clean and biocide treatment. We offer optional annual top-up sprays at a reduced rate to extend that to 8–10 years.

Soft wash kills moss and lichen with biocide at low pressure — best for tiled and slate roofs. Pressure washing is high-pressure water only — best for hard surfaces like patios, not pitched roofs. Roof coating is an after-treatment: once cleaned, we can apply a coloured sealant (Smartseal, ClimaShield) to restore appearance and extend roof life.
