A standard 3-bed semi roof clean in Essex usually runs £450–£750 including moss removal, biocide soft wash and a clear-down of gutters. Larger detached homes or chalet bungalows with steep pitches sit between £700 and £1,400. We give a fixed written quote after a free survey — no per-hour pricing.

Heavy moss needs to be physically removed first (we use plastic scrapers, not metal, to avoid damaging tiles) — then a biocide soft wash kills the root system and the spores that cause regrowth. Pressure-washing a tiled roof on its own is risky and we don't recommend it: it strips the protective surface off concrete tiles and forces water under the laps.

Yes. We use professional sodium hypochlorite blends at the correct dilution applied at low pressure — the industry-standard SoftWash Systems approach. It's safe on concrete, clay, slate, fibre-cement and EPDM, and we sheet down rainwater gardens and sensitive planting before we start.

Most Essex roofs stay visibly clean for 4–6 years after a full clean and biocide treatment. We offer optional annual top-up sprays at a reduced rate to extend that to 8–10 years.

Rarely. We use a telehandler or high-reach access platform on most jobs and work from a roof ladder where pitch and tile condition allow. That keeps cost down and means we can be on and off the job in 1–2 days. We carry £5m public liability insurance.

Soft wash kills moss and lichen with biocide at low pressure — best for tiled and slate roofs. Pressure washing is high-pressure water only — best for hard surfaces like patios, not pitched roofs. Roof coating is an after-treatment: once cleaned, we can apply a coloured sealant (Smartseal, ClimaShield) to restore appearance and extend roof life.
