Porch building in Essex — your questions answered

How much does a porch cost in Essex?+

A brick-built porch with a tiled pitched roof, new composite front door and tiled floor typically costs £6,500–£12,000 in our area, depending on size, roof shape and whether the existing front step and drainage need rebuilding. A dwarf-wall-and-uPVC porch is cheaper, usually £4,500–£7,000. Both include foundations, so beware of quotes that look far lower — they're often building off a slab with no proper footing.

Do I need planning permission for a porch?+

Usually not. A porch is permitted development if the ground floor area is under 3m², no part is higher than 3m, and no part is within 2m of a boundary that fronts a highway. Flats, listed buildings and homes in conservation areas are different, and some newer Essex estates have permitted development rights removed by condition. We check the planning history on the free survey before quoting.

Does a porch need Building Regulations approval?+

A porch under 30m² is exempt from Building Regs provided the existing front door stays in place between the house and the porch, and the porch isn't heated from the main system. If you want the old front door removed to make the porch part of the hallway, it becomes a small extension — it then needs Building Control, insulated foundations, insulated floor and glazing to Part L. We build both, and we'll tell you which route suits your house.

How long does it take to build a porch?+

Two to three weeks from digging out. Roughly: two days on foundations, a day for oversite and floor, three to four days of brickwork, two days for the roof structure and tiling, then windows, door, plastering, electrics and making good the path.

Can you match the brick on my house?+

Yes, and it's the single detail that decides whether a porch looks original or bolted on. We take a sample to the merchant, match the brick type and colour, and match the mortar colour and joint profile too — a modern grey struck joint against 1930s buff stocks stands out from the pavement. Where a match doesn't exist, we'll recommend rendering or tile-hanging the porch instead so it reads as deliberate.

Can you fit a new composite front door at the same time?+

Yes. Most of our porches are finished with a composite or uPVC front door and side lights, plus an outside light, a socket and often a mains-wired doorbell or camera. It's far cheaper to do the electrics while the walls are open than to come back later.
