What does a flat roof cost to replace in Essex in 2026?
For a straightforward domestic flat roof in Essex, budget £90 – £160 per m² fitted, including strip-out, new decking where needed, insulation upgrades and all edge trims.

Those are fitted prices for a roof at single-storey height with ladder or tower access. Add scaffold where the roof sits above ground floor — usually £450 – £1,200 depending on how much perimeter needs covering.
Flat roof repair costs
You don't always need a full replacement. Common repair prices in Essex:
- Patch repair to a split or blister — £180 – £350
- Re-seal a failed upstand or edge trim — £250 – £500
- New lead or GRP flashing to an abutment — £350 – £700
- Replace rotten deck section (per m²) — £45 – £80 on top of the covering
- Emergency temporary sheeting after storm damage — from £150
As a rule of thumb: if the covering is under 10 years old and the failure is in one place, repair it. If it's a felt roof over 15 years old with multiple blisters, ponding and soft spots underfoot, you're paying twice to patch it.
What pushes the price up
- Rotten decking. The single most common surprise. Old chipboard or WBP ply that's been wet for years has to come off. On garages we budget for at least partial re-boarding.
- Insulation to current Building Regs. A full replacement usually triggers Part L, meaning 100–150mm PIR board. That's typically £25 – £40 per m² and is the reason a "like-for-like" quote can come in far cheaper than a compliant one.
- Falls and ponding. If water stands on the existing roof for more than 48 hours, firrings need to be re-cut to give a proper fall. Add £15 – £30 per m².
- Rooflights. A new fixed rooflight fitted and flashed in is £700 – £1,800; an opening or walk-on unit considerably more.
- Access and disposal. Terraced properties with rear-access-only, and skip permits on Colchester's residential streets, both add cost.
GRP vs EPDM vs felt — which to choose
GRP (fibreglass) — laid wet and cured into one seamless sheet with no joints to fail. Best for garages, extensions and anything with lots of upstands. Lifespan 25–30 years, typically with a 20-year system warranty. Won't tolerate movement in a springy deck, so the boarding has to be sound.
EPDM rubber — a single sheet of rubber bonded down, with very few seams. Extremely good in Essex's temperature swings because it stretches rather than cracks. Lifespan 30–50 years. Our usual choice for larger, simple rectangular roofs.
Torch-on felt — three-layer modern polymer felt, not the old pour-and-roll stuff. Cheapest option and perfectly good when installed properly. Lifespan 15–20 years. Best where budget matters more than longevity.
Why Essex flat roofs fail early
The coastal belt from Clacton round to Mersea gets salt-laden south-westerlies driving rain at every edge detail, and most failures we open up start at the perimeter trim or the upstand, not in the middle of the field. Inland, London clay movement cracks rigid felt at the junction between an extension and the main house.
The other repeat offender is ponding on a roof with no fall — water sitting on felt accelerates UV and frost damage massively. If you can see a puddle two days after rain, the falls are wrong.
How long the work takes
- Porch or bay: half a day
- Single garage: 1 – 2 days
- Extension roof with rooflight: 2 – 3 days
- Anything needing full re-decking: add a day
GRP needs a dry day and temperatures above about 5°C to cure. EPDM and felt are more forgiving, which is why we favour them for winter work.
